Tetley Halls Blocks A & B Completion

January 2026 marked the completion of the Tetley Halls Blocks A & B projects. This represented the second and third appointment for Peak Project Management, where Clerk of Works services were provided to Fox Lloyd Jones.

The site is located within the Far Headingley Conservation Area, which is characterised by a wide variety of building forms and architectural styles. As a result, the scheme required thoughtful design consideration from the outset to ensure the character of the area was respected.

The existing buildings comprised natural stone walling with traditional detailing and natural slate roof tiles, all of which were retained and repaired where necessary. External alterations included the introduction of several new external windows, and the removal of a conservatory to the front of the property.

Internally, alterations were undertaken to accommodate a mix of one‑ and two‑bedroom flats, while ensuring full compliance with Building Control requirements. These works included upgrading existing internal walls and floors, together with the construction of new party walls to achieve the required standards for fire compartmentation and acoustic performance. In addition, the existing external walls were dry‑lined internally to meet current regulatory requirements.

The design also incorporated the provision of new parking spaces and cycle storage within the basement, enhancing the functionality of the development for future occupants.

Throughout the construction programme, monthly site visits were undertaken to support the main contractor with quality assurance and Building Regulations compliance. Peak Project Management worked closely with the site team to resolve immediate issues and to mitigate potential future concerns through regular site inspections and reviews held on site during the construction phase.

Both buildings are now successfully completed, and the project was delivered to a high standard. The scheme was considered a great success by all parties involved, reinforcing the principle that quality should be built in from the outset rather than addressed at the point of completion.
